"We had a beautiful piece of land in Sparta that sat on the market for years with other realtors and zero interest. The moment we hired Karen Foley, everything changed. She generated interest immediately and stayed incredibly dedicated until the property was sold. The closing was the fastest and smoothest I have ever experienced, and all parties involved did an excellent job. Karen is a true professional who gets results where others can’t."

"It was an absolute pleasure working with Karen on the recent sale of my home in Sparta, NJ. She went above and beyond to ensure the success of the sale. From the moment I engaged her services, she demonstrated exceptional patience and professionalism. I had requested that either her or her colleague be present at every showing, and this was followed through. She made tireless efforts to showcase the property and kept me well informed every step of the way. Her outstanding performance and attention to detail truly made the selling process smooth and stress-free. I highly recommend her for anyone looking for a top-notch realtor who delivers results...

We were so lucky to have Karen Foley handle the sale of our 1886 Victorian home. Her appreciation and understanding of the details and character of the home were more than we could hope for, and the experience from start to finish was incredibly professional. Karen's enthusiasm and attention to detail were critical in finding us the right buyer. I highly recommend using Karen to anyone looking to sell their home, she is the best!!

"Karen was very instrumental in helping us with the home buying process. We had a very challenging seller and while it wasn't the smoothest process, Karen made sure to help us through at every instant and make it as carefree as possible. Would recommend her for anyone interested in purchasing homes. She knows what to look for in homes and makes sure to get the best deal for her clients. Also has a great personality and was a pleasure to work with."

"Karen makes looking at real-estate fun rather than a tedious experience. She is friendly and personable while maintaining a level of professionalism. As a lakeside homeowner herself, she brings valuable insight into the process and can answer all questions as well as share interesting facts about the local history. She knows and can recommend local contractors, tradespeople, and services."

The best about working with Karen is that her depth of connections facilitated an offer and contract quickly. She helped navigate through the complexities of the inspections process and persevered to the end. She demonstrated high energy, reasonableness and common sense.

Karen marketed and helped sell our home of 24 years quickly and efficiently! She knew the market dynamics well and was a true professional even when the process got a bit bumpy. When we moved prior to closing, Karen was there to handle the final details with Fire inspector and oil company in our absence. She is calm and has so much integrity. You will be in great hands with Karen selling your home or helping you find your home!

"We initially met Karen at a home she had listed and we knew right away that we wanted to work with her on our search for our forever home. Upon first meeting Karen, we were impressed with her knowledge of the area and we also sensed honesty and trustworthiness in her. Our search for the right home took some time, with inventory in the area being quite low, but Karen was very patient. We felt like it was as important to her that we get the right home, as it was to us. We highly recommend Karen Foley, who we now consider a dear friend."

“Karen is an excellent agent! She is very knowledgeable, organized, and hard working. She rented my home in a week, during the winter, and for full price. Despite only being a rental, she gave me the same attention and effort as if I was selling a million-dollar property. I will definitely be working with Karen again in the future!”

"Unbelievable experience working with Karen to find our home. A true professional all around."

“I have dealt with numerous agents throughout my business career and personal life. Karen is by far the best agent I have dealt with. She is respectful of her clients needs and wishes. "From the moment she came in to help us with the difficult decision to sell our beautiful Lake Home, she showed total professionalism and compassion. The listing was so professional, and at the very first open house we had an offer...............the transaction executed with ease. Karen, knows Lake Hopatcong and has the ability to market beautifully and brings total commitment to all she does."

"Karen has been absolutely tremendous to work with! First of all, she is a great listener, and she understands and remembers exactly what is important to you, instead of having her own agenda. Secondly, her knowledge of the subtleties, the little things, makes her an extremely valuable consultant; her "insider" knowledge of the Lake community, the people (movers and shakers!), the market values, and recent key property transactions, all helped keep me informed of everything that is critical in the evaluation of homes and properties. Additionally, she is incredibly sociable and upbeat and a pleasure to work with she is so outgoing, and knows everybod...

"Karen was the perfect person to help us sell our beloved home. She was knowledgeable, understanding, and thorough. Her staging advice was helpful and was encouraging when asked questions. We weren't the easiest of clients, I'm sure, but Karen was always patient and positive. Every phone call to her was either answered or returned immediately. Her expertise in the whole complicated process put us at ease and she was masterful in negotiating for our asking price. You'll be in good hands with Karen Foley!"

"Karen is the best Realtor® with which I have ever worked! She is extraordinarily positive, was in regular communication and consult with me, staged beautifully, and explained everything along the way. I have honestly never had such a positive experience in selling a house before this listing and sale. Karen sold my house within the first week of the listing and I had received nine offers! She is truly an exceptional agent!"

"Karen Foley was a pleasure to work with. She is very knowledgeable in real estate, very professional, and responds to emails/messages quickly. We weren't the easiest people to work with but Karen was very patient, and lead us through the whole process, of buying a new lake house, very smoothly. I would strongly recommend her services and guarantee you will not be disappointed."

"We found Karen to be very professional at her job. When we had any questions she got back to us immediately. She did multiple open houses and when she couldn't sit the open house herself she had one of her associates do it. She made sure that all the photos that were taken of the house were done to a very professional level. We enjoyed working with Karen very much."

"Karen came strongly recommended by a neighbor in Mountain Lakes. I hired her to sell my house. She was excellent with staging and recommending enhancements. Most importantly the market knowledge led to correct pricing which resulted in multiple offers over the list. She also showed great enthusiasm and leveraged Sotheby’s vast resources."

“Karen is by far the best Realtor I’ve ever worked with! Thanks for all of your help Karen!!!”

“Working with Karen was an incredible experience. She took the time to listen to exactly what I wanted and helped me find a needle in a haystack. Her expertise was invaluable with helping me buy my first home, guiding me every step of the way (from inspection, to getting a lender, to how to make the interior look more modern). I loved working with Karen and she still follows up with me 4 years later, going the extra mile. I appreciate her commitment to finding the right home for me and she really came thru in every way possible. Everyone should be so lucky to find someone like Karen. Thank you Karen!”

I cannot say enough things about Karen! She has been an absolute saint in helping me find a rental! She has always gone out of her way, looking out for me, and answering any questions I have. I cannot wait to buy my first home in the next couple of years, she will be my first call when I’m ready! I have no doubt she will help me find my dream home on the lake. Highly recommend! She’s the best!!

If you are trying to sell a property or home, I strongly urge that you give Karen Foley a call. I have been in the construction industry for 29 years and have dealt with a handful of Realtors. Karen is the hardest working Realtor I have had the pleasure to work with. On the technical and marketing side, a complete professional. She also does a great job staging a vacant home as in my case . Once again, great job Karen.

I can not say enough about the level of care and that Karen gave not only our property but our family!! She is truly the best at what she does and I know in the future she will be our go to person on all our real estate transactions! Simply the best!!

Karen is the most professional person that I have worked with. She is amazing with details and her ability to handle multiple things is out of this world. I am so glad that I had Karen as my Realtor and I recommend her for anybody who is looking for a someone who wants to sell or buy real estate. She goes far and beyond.

“Our experience with Karen was seamless. Her professionalism is unmatched. Thank you Karen!

"Karen made the home selling process as painless as it could be by assisting every step of the way and always being available by phone to answer questions or walk us through the process. We'll be using Karen to purchase our next home too as she has very intimate knowledge of local areas in Morris county. I highly recommend Karen."

"Karen went over and above in efforts to sell my parents home. Karen did things that I would never have thought. Definitely put the time in, kept me well informed and was totally professional and organized. We also got over what we were asking. Karen comes highly recommended by me and my family."

We had a great experience with Karen. We had been working with her for several months but with very limited inventory on the lake, there wasn't anything that suited us. Then she called us on a Thursday afternoon and let us know that a house that had everything we wanted had just come on the market! (location, fireplace boathouse). She let us know that if we thought it would be something we were interested in we should come see it the same weekend. We did and made an offer that very same day. Unfortunately the seller sold to a different buyer but we were lucky to find a different place shortly thereafter. Karen was very supportive along the way and m...

Karen was a great realtor for recently selling my home. She provided excellent advice and guidance for helping me prepare my home for sale. She ensured that the listing was presented in the right places. She contracted with a photographer who is great at real estate photography. By the time for the open house, prospective buyers lined up at the door. She helped me select the right over asking price offers. I highly recommend Karen if you are selling or buying a home.
